Paramount Bay Condos Edgewater: Prices from $620K

Dues run about 0.80 dollars per square foot on residences from 1,214 to 4,437. On the largest, that is a five-figure annual line before tax and insurance.

The white Paramount Bay tower in Edgewater with its stepped, sloping crown against a blue evening sky.

Quick answer: Paramount Bay is the large-residence building in a neighbourhood of small ones. Nothing here starts below about 1,214 square feet and the largest run to 4,437. Dues are around 0.80 dollars per square foot, a lower rate than most towers charge, applied to far more area. The result is a modest rate and a large bill, and that arithmetic decides the purchase more than the view does.

The rate is low and the bill is not

At approximately 0.80 dollars per square foot per month:

ResidenceApproximate areaMonthly duesAnnual
Smallest1,214 sq ftabout 970 USDabout 11,700 USD
Two bedroom1,800 sq ftabout 1,440 USDabout 17,300 USD
Three bedroom2,600 sq ftabout 2,080 USDabout 25,000 USD
Largest4,437 sq ftabout 3,550 USDabout 42,600 USD

Those extend the published rate across the size range rather than quoting each line: get the actual schedule for the specific residence.

The comparison worth making is with a small-unit tower. A studio at 1010 Brickell pays close to 0.93 dollars per square foot, a higher rate than here, on 633 square feet. The rate is worse and the bill is a fraction of it.

That is the whole point of this building. Rate per foot tells you how efficiently the association runs. Absolute dues tell you what you pay. Buyers comparing towers on rate alone consistently misjudge large-unit buildings, in both directions.

No studios is the defining fact

Edgewater is dominated by towers of compact residences aimed at investors and single occupants. Paramount Bay is not that building, and it changes everything downstream:

Paramount BayTypical Edgewater tower
Entry sizeabout 1,214 sq ft500 to 800 sq ft
Buyerowner-occupier, second home, familylandlord, single occupant
Tenant pool if letsmall and specificdeep and price-sensitive
Comparable setnarrow, 338 residenceswide
Sale timelinelongershorter

Two consequences for an owner. Comparables must come from inside the building or from other large-unit stock, never from the Edgewater average, which is built on units a third of the size. And liquidity is slower: fewer buyers can write the cheque, so expect a wider spread between the first offer and the last, and a longer marketing period than a studio next door.

Two lettings a year, six-month floor

Owners may let twice per year with no lease shorter than six months. The model is one annual tenant, with a second permitted only if the first ends early.

On a 2,600 square foot three-bedroom that is a genuinely thin market. The tenant pool for large Edgewater residences at an annual lease is small: families who want space near the bay, corporate lets, and occasionally a household between purchases. It is not the deep studio market a few blocks away, and it does not clear quickly at an ambitious rent.

Underwrite from achieved rents inside the building over a full year, by unit size, not from asking rates and not from Edgewater averages. Confirm the letting clause in the recorded declaration with amendments.

A 2011 building, so read the reserve study

A 2011 completion places the first milestone inspection around 2036 under the 25-year coastal trigger, repeating every 10 years. That sits at the edge of a long hold rather than inside a normal one.

What is live now:

DocumentWhy it matters at this vintage
Structural integrity reserve studyrequired regardless of age; sets the reserve line in your dues
Reserve funding percentagewhether the 2036 scope is being funded now
3 years of dues split by linereserve contribution against master insurance
Assessment history, 24 monthslevied, pending or discussed, with minutes

Ten years is exactly the horizon over which a well-run association funds a milestone properly and a poorly run one does not. A building that starts funding now arrives at 2036 with the money; one that defers arrives with an assessment. On residences this size, an assessment apportioned by area is a large number.

What the design team means and does not mean

Arquitectonica for the architecture and Kravitz Design for the interiors is a strong line on a listing, and it is worth being precise about what it buys.

What it does mean. A distinctive building with a coherent exterior and common areas designed as a whole. On resale that shows up as recognition: buyers and agents know the building by name, which shortens the explanation and widens the search that finds it.

What it does not mean. A designer’s name attaches to the original fit-out, not to the structure, the plant or the reserve. Interiors from 2011 are now fifteen years old, and a residence that has never been updated is competing against one that has. Ask when the specific unit was last renovated, and price the difference rather than the byline.

What to check instead. The common areas are where a design-led building either holds its value or visibly ages, and refurbishing them is a reserve item. Ask when the lobby, corridors and amenity floors were last refreshed and what the reserve study allocates to the next cycle. A design-led building that has deferred that work reads worse than a plain one that has not.

Insurance sits inside the dues

The master policy on a bayfront Edgewater tower is the single largest variable in the budget and has repriced every year since 2022. With only 338 owners, a given premium increase moves each owner’s dues more than it would at a 700-unit tower.

Ask the manager for the master policy premium as a separate figure for each of the last three years, not as part of a total. The trend tells you more about the next five years of dues than the current number does. Then add an owner’s HO-6 policy covering the interior and liability. See the Florida property insurance guide.

Financing

Reserve funding and investor concentration are the two project-level tests. On a large-unit building the second usually reads better than at a studio tower, because owner-occupancy tends to be higher, which helps.

Obtain a written project eligibility determination before offering. Where a project is non-warrantable the conventional thirty-year loan is unavailable building-wide, leaving cash, portfolio lending or a DSCR loan underwritten on rent at a larger deposit. Overseas buyers work through foreign national mortgage programmes. See also the Florida condos hub.

Verification checklist before you wire

  • Get the actual dues figure for the specific residence, not the building rate.
  • Build the annual carry: dues, Miami-Dade tax without homestead, HO-6, management.
  • Request 3 years of dues split into reserve contribution and master insurance premium.
  • Get the structural integrity reserve study and the current funding percentage.
  • Ask about assessments levied, pending or discussed in the last 24 months.
  • Confirm the two-lettings and six-month minimum in the recorded declaration.
  • Draw comparables from inside the building or other large-unit stock only.
  • Ask for achieved rents by unit size over a full year.
  • Obtain a written lender project eligibility determination.

Which buyer this building suits

It suits an owner-occupier or second-home buyer who wants genuine space on the Edgewater bayfront, values a low dues rate on a large residence, and has priced the absolute annual figure rather than the rate. For that buyer the building is unusual in its market and the scarcity is real.

It suits an income buyer poorly. Two lettings a year at a six-month floor, a thin tenant pool for large residences, and a five-figure annual dues bill on anything above two bedrooms is not a yield structure. Buy it to live in, get the reserve funding percentage, and the rest is ordinary diligence on a well-designed 2011 tower.

Frequently Asked Questions

About 0.80 dollars per square foot per month. On the smallest residence at roughly 1,214 square feet that is near 970 dollars a month, and on the largest at about 4,437 square feet it is near 3,550 dollars. Confirm the current rate and three years of history with the association before offering.

Owners may let a maximum of two times per year with no lease shorter than six months. That is the strict tier, so the building supports an annual tenancy and nothing shorter. Confirm the clause in the recorded declaration with amendments.

Unusually large for Edgewater: roughly 1,214 to 4,437 interior square feet across one to five bedroom layouts, in a 47-floor building of about 338 residences. There are no studios, which is what separates this building from most of its neighbours.

A 2011 completion places the first milestone inspection around 2036 under the 25-year coastal trigger, repeating every 10 years. That sits at the edge of a long hold rather than inside a typical one, so the structural integrity reserve study is the document to read rather than an inspection report.

Developed by Royal Palm Communities with architecture by Arquitectonica and interiors by Kravitz Design. Completed in 2011 at 2020 North Bayshore Drive in Edgewater.

Directly, and the comparison is instructive. A dues rate near 0.80 dollars per square foot is lower than the 0.93 a studio pays at 1010 Brickell, but it is applied to two to seven times the area. Low rate, large unit and high absolute cost is the shape of this building.
