Paramount Fort Lauderdale: Prices from $1.1M

Marketed as Fort Lauderdale Beach's first true luxury condominium. Being first is a selling point and an appraisal problem, and buyers should price both.

Quick answer: This building was marketed as Fort Lauderdale Beach’s first true luxury condominium, and that claim is worth taking seriously in both directions. Being first gave it a position no competitor held. It also meant the immediate submarket had no established luxury comparable set, and a building without local comparables is harder to appraise, slower to price and more dependent on what happens elsewhere. Nine years on, that is a knowable thing rather than a theory: ask how it has actually traded.

What being first actually costs and pays

A building that opens a new luxury segment in a submarket occupies a specific position, and buyers usually hear only half of it.

What it pays. No direct competitor at launch, a clear identity, and the first claim on buyers who wanted that product in that location. Fort Lauderdale Beach had condominiums before 2017; it did not have this tier, and the project captured the demand that had been leaving the submarket for Miami Beach.

What it costs. Appraisals need comparable sales, and a first-of-type building has none locally. Appraisers reach for transactions in other submarkets or older segments, which produces wider valuation ranges and more deals that appraise short. Price discovery takes longer, and early resales set the reference points rather than following them.

Nine years after delivery that is no longer speculative. The relevant questions are answerable now:

QuestionWhat it tells you
How many residences have traded since 2017?whether a local comparable set now exists
What is the spread between asking and achieved?how efficiently the building prices
How long do listings sit?liquidity in this segment
Have competing luxury buildings opened nearby since?whether the first-mover position still holds

If a healthy trading record has developed, the first-of-type discount has closed and the position is now simply a good one. If the building still trades thinly against out-of-market comparables, that is a real and ongoing cost of ownership, and it belongs in the price.

Ninety-five residences on the ocean

At 18 storeys and about 95 residences, this is roughly five per floor and a small owner base by South Florida standards.

Oceana Bal Harbour24028 and 28Miami-Dade

The arithmetic is by now familiar and it matters more on the ocean than inland. An oceanfront master insurance policy, the amenity operation, staffing and grounds cost roughly what they cost, and ninety-five owners divide them. Any future capital project, envelope work in particular on a coastal building, divides the same way.

Request the reserve study and funding percentage, and ask specifically what it assumes about envelope and facade maintenance intervals. On a beachfront building those intervals are shorter than a generic schedule assumes, and a small owner base has less capacity to absorb a surprise.

Two layers on the rental question

The public record does not clearly state the association’s letting rule here. Treat that as a gap to close rather than a permission, exactly as at Axis Brickell and Monad Terrace.

For a Broward beachfront building there is a second layer that Miami buyers routinely forget:

LayerWho sets itWhere to check
Association rulecondominium boardrecorded declaration and amendments
Municipal ruleCity of Fort Lauderdalecity ordinances and registration requirements
County obligationsBroward Countytourist development tax, registration

The stricter layer governs. A building may permit a 30-day let that the city treats as a vacation rental requiring registration, and the penalty for getting that wrong is levied on the owner rather than the association.

Verify all three before assuming any income model, and note that Broward practice is not Miami-Dade practice on any of them.

A 2017 oceanfront building

A 2017 completion places the SB 4-D milestone trigger near 2042, beyond a standard hold. There is no near-term structural question, which on a beachfront site is worth real money: compare with Las Olas River House a few miles inland, completed 2004 to 2005 with an inspection near 2029 to 2030 that lands inside a normal ownership window.

The nearer issue is the first replacement cycle, arriving now for finishes, mechanical plant and amenity fit-out, plus the envelope schedule that coastal exposure accelerates.

Insurance is the cost line under most pressure. Oceanfront master policies in Broward have repriced every year since 2022 and sit inside the dues, and with ninety-five owners the increase per owner is larger than it would be in a big tower. Ask the manager to split three years of dues into reserve contribution, insurance premium and operating expense. See the Florida property insurance guide and the Fort Lauderdale area page.

Where the beach sits against the rest of Broward

Fort Lauderdale Beach and downtown Fort Lauderdale behave as separate markets even though they are minutes apart, and a buyer choosing between them is choosing between two different propositions rather than two locations.

The beach carries the scarcity: a fixed strip of oceanfront land, tight municipal controls and no realistic prospect of large new supply. Downtown carries the depth: Las Olas River House and the towers around it form an established segment with more transactions, more comparables and easier appraisal, at prices below the beach.

The practical consequence is that the two answer different questions. If the reason for buying is the water and the walk to it, the beach is the only answer and the price reflects it. If the reason is a Fort Lauderdale base with liquidity and a broad buyer pool at resale, downtown does that better.

A buyer who has not decided which of those two they are should decide before comparing prices, because the price gap between the two segments is not a discount on the same product. It is the cost of two different things.

Financing a small oceanfront building

Two lender considerations apply.

Comparable sales, discussed above, because an appraisal needs them and this building has generated few relative to a large tower.

Investor concentration, because in a 95-residence building a handful of rented units moves the owner-occupancy percentage quickly, and thresholds a 500-unit tower would never approach can be crossed here by a small number.

Obtain a written project eligibility determination before offering. Where a project is non-warrantable the conventional thirty-year loan is unavailable building-wide, leaving cash, portfolio lending or a DSCR loan underwritten on rent at a larger deposit. Overseas buyers work through foreign national mortgage programmes.

Verification checklist before you wire

  • Ask how many residences have traded since 2017, at what spread to asking, and how long listings sat.
  • Ask whether competing luxury buildings have opened on Fort Lauderdale Beach since delivery.
  • Get the recorded declaration and amendments for the letting clause; do not rely on a blank field.
  • Verify City of Fort Lauderdale and Broward County rules separately from the association’s.
  • Request the reserve study, funding percentage, and its assumptions on envelope intervals.
  • Get three years of dues split into reserves, insurance and operating expense.
  • Ask the current owner-occupancy ratio and obtain a written lender project eligibility determination.

Which buyer this building suits

It suits a buyer who wants direct oceanfront in Broward at a price below the Miami-Dade equivalent, in a small building with a 2042 inspection horizon, and who will verify the local rental layers rather than assume Miami practice. The first-mover position is real and the beach frontage is not replicable.

It suits a buyer needing liquidity on a schedule less well. Ninety-five residences in a segment this building largely created means a thin trading record and appraisals that lean on out-of-market comparables. Ask for the trading history first. If it shows a mature local market, most of that concern has already resolved itself, and the remaining questions are the ordinary coastal ones.

Frequently Asked Questions

Completed in 2017 at 701 North Fort Lauderdale Beach Boulevard, Fort Lauderdale FL 33304. It is an 18-storey tower with about 95 oceanfront residences, with one source giving 99. Art Falcone and Nitin Motwani of Miami Worldcenter developed it alongside Daniel Kodsi.

It cuts both ways. It gave the project a clear market position and no direct competitor at launch. It also means the immediate submarket had no established luxury comparable set, so appraisals rely on a narrower and less local set of transactions, and price discovery took longer than it would in a mature segment.

The public record does not state them clearly. Obtain the recorded declaration and all amendments and get written confirmation from the management office. Separately verify City of Fort Lauderdale and Broward County requirements for any stay you contemplate under six months, because the stricter of the two layers governs.

A 2017 completion places the 25-year coastal trigger near 2042, beyond a standard ten-year hold. The nearer questions are the first replacement cycle on an oceanfront building and how insurance is trending inside the dues.

Fixed costs divide across a small owner group. An oceanfront master insurance policy, amenity operation, staffing and grounds cost roughly the same whether 95 owners or 500 share them, so per-owner figures run higher than in a large tower with comparable facilities, and any future capital project does too.

Yes on everything local. Short-term rental registration, tourist development tax and permitting sit with Broward County and the City of Fort Lauderdale and differ from Miami-Dade practice. The state milestone framework is the same; almost nothing else is.
