Kalea Bay Naples: Prices from $1.9M

Four lets a year at a 30-day floor is the loosest rule in this series. Mandatory annual fees of 26,000 to 34,000 dollars are what that flexibility costs.

Two Kalea Bay condominium towers behind the palm-lined pool deck in North Naples

Quick answer: Kalea Bay has the loosest letting rule of any building in this series, four lets a year at a 30-day minimum, against a common position of two lets at six months. It also has the highest mandatory annual cost, roughly 26,000 to 34,000 dollars across condominium dues, association fees and a compulsory club fee, before county tax and insurance. The flexibility is genuine and it is prepaid. Whether that trade works depends entirely on the rent your residence actually achieves.

The most permissive rule in this series

Across the buildings covered here the letting rules cluster tightly. Kalea Bay sits at the far end:

BuildingLets per yearMinimum lease
Kalea Bayfour30 days
Paraiso Bayviewstwelve60 days
Gran Paraisothree30 days
SLS Brickellthree30 days
Quantum on the Baytwosix months
Echo Brickelltwosix months

Four thirty-day lets covers a Naples season properly. The winter market on the Gulf coast runs roughly January to April, and a rule that permits monthly lets lets an owner take that season at seasonal rates and use the residence themselves for the rest of the year. A six-month floor makes that impossible.

Two cautions. The building’s rule is a ceiling, not a permission slip: Collier County and the applicable zoning sit on top of it, and the county’s own minimum-stay position governs regardless of what the declaration allows. Check both. And confirm the clause in the recorded declaration for your specific tower, since five towers were recorded across nearly a decade.

The flexibility is prepaid

Mandatory annual fees run in the region of 26,000 to 34,000 dollars, combining condominium dues, homeowners association fees and a compulsory club fee.

That is a large number in absolute terms and it changes the letting arithmetic completely. Before a residence produces anything, four seasonal lets have to clear it, and then clear Collier County property tax, an owner’s HO-6 policy, management, turnover cleaning, furnishing depreciation and vacancy.

LineAsk for

Homeowners associationcurrent figure and three-year history
Club feecurrent figure, whether it is mandatory, whether it escalates
Collier County property taxthe actual assessed figure, not a rule of thumb
HO-6 insurancea quote for your specific residence and floor

Request each line separately. A single combined figure hides which part is rising, and on Gulf coast property since 2022 the part that has been rising is insurance.

Run the numbers before assuming the permissive rule pays for itself. It may well do so at the top of the season, and it will not do so at the bottom of it.

Five towers, five sets of documents

At build-out Kalea Bay is five towers of about 22 storeys and roughly 120 residences each, around 582 in total, delivered in sequence: Towers 100, 200 and 300 first, Tower 400 in 2024, Tower 500 due around September 2026.

Different completion years mean different construction, different warranty positions and different milestone dates. On the 25-year coastal trigger:

TowerCompletedFirst milestone around
Tower 10020182043
Tower 40020242049
Tower 50020262051

None of those falls inside a normal ten-year hold, which is one of the genuine advantages of buying new coastal stock. Establish which association governs your tower and read that association’s documents, exactly as at any staged development.

On the newest towers the live questions are developer turnover, warranty and any construction-defect position, not inspection dates. On Tower 500, still completing, they are the standard pre-delivery questions: the purchase contract’s completion terms, the developer’s budget for the first year, and the point at which the association takes control.

What Ian showed

Hurricane Ian in September 2022 was a Gulf coast event and it damaged a great deal of Collier and Lee County property. Kalea Bay came through it without significant structural damage, with most of the impact on landscaping.

That is worth stating plainly because it is a rare piece of evidence rather than a marketing claim. Buildings completed from 2018 onward are built to the post-2001 Florida Building Code with its wind-load and glazing requirements, sited and elevated accordingly. Older Gulf coast stock is not, and the difference showed.

Use it as a diligence question rather than a conclusion. For any Naples building you consider, ask what happened in 2022, what was claimed on the master policy, what was repaired, and what the premium did afterwards. See Vanderbilt Beach and Pelican Bay for the surrounding market, and the Naples area page.

Collier County is not Miami-Dade

Most of this series covers Atlantic coast buildings in Miami-Dade and Broward. Kalea Bay is on the Gulf, and four things differ.

Storm exposure is different in character. Gulf coast events bring the surge risk that Ian demonstrated, and underwriting reflects it.

The insurance market prices Collier County on its own record. Ask for the master policy premium for each of the last three years as a separate figure.

The tax position runs on Collier County rates and its own assessment practice. Get the actual figure for the residence.

The letting rules are Collier County’s, not Miami-Dade’s. The two counties take different positions on minimum stays and on registration, and the county rule governs regardless of the declaration.

The season is also different. Naples runs a concentrated winter season serving a largely domestic and Canadian market, which is precisely why a 30-day letting rule is worth more here than the same rule would be in a year-round urban market.

Financing

Reserve funding and owner-occupancy both appear on the lender questionnaire, and a building with a permissive letting rule can carry a high proportion of let residences, which is the line that moves. Obtain a written project eligibility determination for your tower before offering.

Where a project is non-warrantable the conventional thirty-year loan is unavailable building-wide, leaving cash, portfolio lending or a DSCR loan underwritten on rent at a larger deposit. Overseas buyers work through foreign national mortgage programmes.

Verification checklist before you wire

  • Confirm which tower and which association governs the residence.
  • Get the recorded declaration for that tower and read the letting article.
  • Check the Collier County minimum-stay and registration position for the address.
  • Request condominium dues, association fees and the club fee as three separate lines with three-year histories.
  • Confirm whether club membership is mandatory and whether the fee escalates.
  • Get the structural integrity reserve study and the current funding percentage.
  • Ask what was claimed and repaired after Hurricane Ian, and what the master premium did afterwards.
  • Get an actual Collier County tax figure and an HO-6 quote for the specific residence.
  • Obtain a written lender project eligibility determination.

Which buyer this development suits

It suits a seasonal owner who wants new Gulf coast construction with a genuine letting option, will use the residence part of the year and let it monthly for the rest, and has accepted a five-figure fixed annual cost as the price of a club-led development. The Ian record and the recent construction date support that case.

It suits a pure yield buyer poorly, and the reason is arithmetic rather than the building. Twenty-six to thirty-four thousand dollars of mandatory fees has to be cleared before the first dollar of return, and four seasonal lets in a concentrated winter market is a demanding way to clear it. Model the rent from actual achieved figures at the development, not from asking rates, before you treat the permissive rule as income.

Frequently Asked Questions

Owners may let four times per year with a minimum lease of 30 days. That is the most permissive purchase-side rule of any building covered in this series, where the common position is two lets a year at a six-month minimum. Confirm the clause in the recorded declaration for your specific tower, and check Collier County and the applicable zoning on top of it.

Condominium dues, homeowners association fees and a mandatory club fee together run in the region of 26,000 to 34,000 dollars a year. That is before Collier County property tax and before an owner's own HO-6 policy. Ask for each line separately with a three-year history rather than accepting a single combined figure.

Five at full build-out on Old Coast Road, each about 22 storeys with roughly 120 residences, for around 582 in total. Towers 100, 200 and 300 came first, Tower 400 was completed in 2024 and Tower 500 is due around September 2026. Establish which tower and which association governs your residence.

The development came through the 2022 storm without significant structural damage, with the majority of the impact falling on landscaping. That is a real data point on post-2001 Florida Building Code construction on the Gulf coast, and it is one reason to ask any older Naples building what its own record was.

They differ per tower. On the 25-year coastal trigger the first tower from 2018 reaches its inspection around 2043 and Tower 500 from 2026 around 2051, each repeating every ten years. None falls inside a normal hold, so the live document here is the structural integrity reserve study rather than an inspection date.

No. Kalea Bay is in Collier County on Florida's Gulf coast, north of Wiggins Pass Road off Vanderbilt Drive in North Naples. County rules, tax rates, insurance market and storm exposure all differ from the Atlantic coast buildings elsewhere in this series.
