Plaza on Brickell Condos: Prices from $380K
Plaza on Brickell is two 2007 towers with different addresses, different heights and a shared retail podium. The declaration decides who pays for which roof.
Independent building-by-building reviews of 31 Florida condo towers and residences, from around $285K entry. Each one models net yield after the fee stack that actually erodes it, states the association's rental minimum, and flags reserve and insurance exposure under SB 4-D.
This matters more in 2026 than it did two years ago. Florida condo values are down roughly 9.9% statewide, supply has reached 8.8 to 13.2 months against 4.6 for single-family homes, and about a third of active listings carry a price reduction. Almost all of that repricing traces to carrying costs rather than demand, which means the building you choose decides the outcome more than the market you choose.

Each review works through net rental yield under conservative, base and optimistic scenarios, HOA fee ranges by unit size, whether the association permits short-term rentals, SB 4-D milestone inspection and SIRS reserve status, insurance exposure, and the specific risks that would make us hesitate. They are not listing brochures and they do not carry inventory.
Because in 2026 it is the variable that decides whether a Florida condo produces income. Post-Surfside reserve funding under SB 4-D and repriced association insurance have pushed many mid-rise and high-rise fees to $450 to $900 or more per month, and 91% of Florida associations reported unexpected cost increases in 2026. A building with a lower purchase price and a funded reserve usually beats a cheaper headline with a pending special assessment.
In most Miami condo towers, no. The association declaration typically sets a minimum lease of six months or one year, and that restriction is enforceable even where county rules would permit nightly rentals. Each review states the building’s rental minimum explicitly. If short-term rental income is the goal, the Orlando resort communities are the segment built for it.
SB 4-D is the Florida condo safety law passed after the Surfside collapse. It requires milestone structural inspections for buildings at 30 years (25 within three miles of the coast) and mandates a Structural Integrity Reserve Study with funded reserves. It is the main reason condo values fell roughly 9.9% statewide, and the main reason a building’s reserve position now moves its price more than its finishes do.
Entry prices are indicative ranges captured at the review date shown on each page, not live listings. Florida condo pricing moved substantially through 2026, with roughly a third of active listings carrying reductions, so treat every figure as a starting point to verify rather than a quote.
