Quick answer: Sixty-eight residences across forty-seven storeys is under one and a half per floor, the lowest density in this series by a wide margin. That produces the privacy people pay for and an arithmetic most buyers never run: every fixed cost, and every future capital project, divides across sixty-eight owners rather than several hundred. On an oceanfront building that is the number to think about, not the view.

Sixty-eight owners carry everything

Low density is the product here and it should be understood as a cost structure as well as a lifestyle.

Fixed costs do not scale with the door count. A pool needs the same plant, a lobby the same staffing, a lift bank the same maintenance contract, and an oceanfront master insurance policy covers roughly the same replacement value whether 68 owners or 500 divide it.

At $1.00 per square foot the rate looks moderate, below the branded Brickell towers at $1.25 to $1.63. On large oceanfront residences the absolute monthly figure is nonetheless substantial, and the per-foot comparison is the wrong lens: what matters at this density is not the rate but the divisor.

That divisor is the reason to pay close attention to reserves. Any capital project at this building, envelope work, lift replacement, amenity refurbishment, is shared by 68 owners. A project that would cost each owner a few thousand dollars in a 500-unit tower costs several times that here. It is the same mechanism seen at Echo Brickell, applied twice as hard.

The building next door is nine years older

Muse sits at 17141 Collins Avenue. Jade Ocean sits at 17121. Adjacent addresses, the same beach, the same salt air, the same wind exposure.

This is the cleanest illustration available of what construction date does to a coastal purchase. Two oceanfront towers on the same block, identical exposure to the mechanism that drives structural findings, and nine years of difference in when the inspection arrives.

For a buyer with a ten-year horizon the difference is categorical rather than incremental. Buy the 2008 building and the SB 4-D milestone inspection and its funding decision happen while you own it. Buy the 2018 building and they do not.

That difference is worth money, and the market prices it. The question for a buyer is whether the premium being asked matches the risk being avoided, and the way to answer it is to obtain the older building’s reserve study. If it shows a well-funded association, the premium for the newer tower is smaller than it looks. If it shows a gap, the premium is justified.

Oceanfront means the salt mechanism applies

Both buildings sit directly on the ocean, and that matters to the engineering rather than only to the view.

Chloride ions from sea air and spray migrate through concrete, corrode the reinforcing steel inside, and the corrosion product expands and cracks the concrete from within. The process runs faster the closer a structure sits to the water. It is why Florida triggers coastal buildings earlier than inland ones and why an oceanfront tower and an inland tower of identical age are not the same proposition.

For Muse the practical consequence is not near-term risk, because 2042 is beyond any normal hold. It is that the reserve plan should reflect a coastal building rather than a generic one. Ask what the reserve study assumes about envelope and facade maintenance intervals, and whether the association carries out periodic corrosion or envelope surveys ahead of the statutory requirement. Coastal buildings that inspect early find problems while they are still small.

Insurance carries the same exposure. Oceanfront master policies sit at the top of a market that has repriced every year since 2022, and the premium divides across those sixty-eight owners. Ask the manager to split three years of dues into reserve contribution and insurance premium; on a low-density oceanfront building that breakdown is unusually informative. See the Florida property insurance guide for how those lines behave, and the Sunny Isles area page for the submarket.

Two rentals a year on a seasonal beach

Owners may let twice per year with a six-month minimum, and leasing after purchase is permitted.

That is the strict tier, and on a Sunny Isles beachfront it costs more than it would inland. Winter demand here pays a substantial premium over summer, and a six-month floor prevents an owner from capturing it. The model is one annual tenant at a blended rate.

At an entry near $3.25 million the yield case was never the primary reason to buy, so for most purchasers this is a minor constraint. It matters at resale rather than in operation: a buyer who does need income will look at the same rules and reach a different conclusion, which narrows your eventual pool.

Confirm the clause in the recorded declaration with amendments, since Sunny Isles associations have tightened rental rules across the submarket since 2021.

A thin market, by construction

Sixty-eight residences means very few transactions. A handful of listings is a large share of the entire building, and in some years the number of recorded sales will be in low single digits.

That cuts both ways, as at any boutique tower. Scarcity supports price because there is no standing supply undercutting a seller. Thin comparables undermine appraisal, because a lender needs recent sales and there may be almost none, so a single unusual transaction can set the reference point for months.

At this price point most transactions are cash, which softens the appraisal problem but does not remove the exit one. Ask how many residences have sold in the last twelve and twenty-four months. In a 68-unit building that number is your liquidity measure, and it should inform the horizon you plan for.

Where financing is used, obtain a written project eligibility determination before offering. Investor concentration moves quickly in a small building, and where a project is non-warrantable the conventional loan disappears building-wide, leaving cash, portfolio lending or a DSCR loan underwritten on rent. Overseas buyers work through foreign national mortgage programmes.

Verification checklist before you wire

  • Confirm the residence count and the exact per-owner share used for assessments, from the declaration.
  • Get the reserve study, the funding percentage, and what it assumes about envelope and facade intervals.
  • Ask whether the association commissions corrosion or envelope surveys ahead of the statutory milestone.
  • Request three years of dues split into reserve contribution and insurance premium.
  • Ask how many residences sold in the last twelve and twenty-four months.
  • Confirm the two-rentals and six-month minimum in the recorded declaration with amendments.
  • Obtain the neighbouring buildings’ milestone dates when comparing price, because on this stretch of Collins Avenue the construction year is the main variable.

Which buyer this building suits

It suits a buyer who wants genuine privacy on the Sunny Isles oceanfront, is paying cash or close to it, and will hold long enough that a 2042 inspection is somebody else’s problem. At under one and a half residences per floor, the product is close to unrepeatable in a market that mostly builds density.

It suits a yield-first buyer poorly and a short-hold buyer worse. The rental rules permit only an annual lease, the entry is above $3 million, the resale market is thin by construction, and every future capital cost divides across sixty-eight owners. None of those is a defect. They are what low density costs, and on this stretch of Collins Avenue the honest comparison is not against Brickell but against the tower next door, which is nine years older and nine years closer to its inspection.

Frequently Asked Questions

Sixty-eight, across 47 storeys at 17141 Collins Avenue, Sunny Isles Beach FL 33160. That is under one and a half residences per floor, the lowest density of any building in this series and among the lowest in South Florida. It is the fact that explains the privacy, the price and the cost of ownership.

Completed in 2018, with one source giving 2017. Developed by Property Markets Group with S2 Development. The 25-year coastal milestone trigger therefore falls near 2042 to 2043, beyond a standard ten-year hold.

Current asking prices run about $3,250,000 to $12,900,000. Maintenance runs about $1.00 per square foot per month. On a large oceanfront residence that produces a substantial monthly figure in absolute terms even though the per-foot rate sits below the branded Brickell towers.

Fixed costs do not shrink with the door count. A pool, a lobby, a security desk, lift maintenance and an oceanfront master insurance policy cost roughly the same whether 68 owners or 500 share them. Any future capital project or assessment divides across 68 owners rather than several hundred, so each share is proportionally larger.

Owners may rent a maximum of two times per year with a six-month minimum lease, and leasing after purchase is permitted. That is the strict tier: an annual-lease asset with no seasonal model, which on a Sunny Isles beachfront is a meaningful constraint on gross yield.

They sit on adjacent Collins Avenue addresses with the same oceanfront exposure, and the difference is nine years of construction date. Jade Ocean was completed in 2008 to 2009 with a milestone near 2033 to 2034; Muse was completed in 2017 to 2018 with a milestone near 2042 to 2043. Same block, same salt air, nine years of difference on the structural clock.
